López Miras presenta medidas para facilitar acceso vivienda a jóvenes en Murcia

The president of the Community, Fernando López Miras, announced today during the first session of the State of the Region Debate in Murcia that his government will implement a comprehensive package of measures in the housing sector. The main focus is to improve access to housing for citizens, especially young people. These measures include the introduction of the ‘Affordable Housing Model of the Region of Murcia’, new promotions through public-private collaboration, the expansion of the Youth Guarantee to off-plan properties, and a tax deduction of up to 1,200 euros for landlords renting out unused properties.

Before delving into the details of these actions, López Miras emphasized that the Region of Murcia is significantly better off than a year ago, as reflected in economic indicators. With a 4.1% GDP growth in 2024, the region is now the second largest growing economy in Spain. This positive trend has been consistent over the past five years, with a 22.4% increase in the regional economy, surpassing national and European averages.

The economic progress has translated into greater well-being for all, with record employment figures. Currently, there are 676,100 employed individuals in the region, the highest number in a first quarter on record, and the lowest unemployment rate in the last 17 years. Additionally, 1,900 new self-employed individuals have joined the workforce, with positive employment trends, particularly for women.

Regarding the new housing measures, the ‘Affordable Housing Model of the Region of Murcia’ will be a new figure included in a decree law to benefit young people and middle-income families with limited earnings. This model will streamline the process compared to traditional protected housing, allowing for more flexible and urgent municipal planning to facilitate the construction of affordable housing units.

The regional government is also committed to public-private collaboration to promote affordable housing on public land. An example of this is the upcoming construction of 52 protected rental units on regional public land in Molina de Segura, with over 4 million euros already allocated for seven projects to build an additional 132 units. Plans are also underway to develop a new residential complex with over 100 units for young and elderly residents on regional land in Murcia.

Expanding on the measures, López Miras announced the extension of the Youth Guarantee program, a pioneering initiative that has already helped 696 young people acquire their own homes. This extension will include a specific line for properties under construction: the Off-plan Guarantee, to enhance purchasing opportunities for young individuals looking to buy unfinished properties.

Furthermore, to encourage the release of vacant properties into the market, the regional government will introduce a tax deduction of up to 1,200 euros for owners who rent out unused properties. Other measures include incentivizing building density bonuses to increase housing supply and adapting tertiary-use buildings for residential purposes as protected housing.

These initiatives are part of a broader strategy to improve access to housing and stimulate economic growth in the region. Through public-private partnerships and innovative programs, the government aims to address the housing needs of its citizens, particularly young people and middle-income families.
